About us

Conveyancer Insights, the data that drives growth and profitability.

We are Conveyancer Insights – part of Property Searches Direct. We work closely with conveyancers to help them focus on business development activities.

Business development does not always mean more business.

We believe that it is the efforts you make to ensure that work sources are more profitable, staff become more effective and opportunities are developed to help replace less profitable work.

Dan has been involved in the property industry since the early 1990s, which means he's seen plenty of changes in how we buy and sell homes — and rather too many things that haven't changed at all!

His career has taken him through property consultancy, asset management, business development and the creation of a private client fulfilment network for a major high street bank.

Along the way, he's worked closely with law firms across England and Wales, gaining a firsthand understanding of the pressures conveyancers face, the frustrations they encounter and the opportunities they sometimes overlook.

Rather than simply accepting that “it's always been done this way”, Dan has spent much of his career helping firms work smarter, attract better-quality business and build stronger relationships with their clients and introducers.

From developing business engagement technologies to providing practical, hands-on consultancy, his focus has remained remarkably consistent: helping conveyancers become more profitable, more competitive and less dependent on others for their success.

Today, that experience is at the heart of Conveyancer Insights, where Dan believes that understanding how your business actually performs is the first step towards making it perform better.

Mike's property career began in the mid-1980s, back when estate agents had filing cabinets, phones with cords and absolutely no idea what a mobile app was!

Since then, he's witnessed more than his fair share of industry innovation, resistance to change and the occasional spectacular false start.

He was involved in the launch of Home Information Packs (HIPs), introducing them to an industry that greeted the idea with all the enthusiasm of a wet weekend. He even began training as a Domestic Energy Assessor before moving into a national role with an estate agency affinity group.

Subsequent business development roles with national property search providers gave Mike a front-row seat to the relationships between conveyancers, estate agents and the clients they supposedly serve.

Through it all, one thing has become increasingly apparent: the property industry is very good at talking about change, but considerably less enthusiastic about actually making it happen.

It's this experience, combined with a healthy scepticism of “we've always done it this way”, that drives Mike's involvement in Conveyancer Insights today.

The foundation for all business development activities has been data and benchmarking. With their combined experiences, Mike and Dan have collaborated to deliver Conveyancer Insights to provide the information that a conveyancing practice needs to know, and the subsequent changes required to develop and grow.

The team at Conveyancer Insights pose as buyers to glean information from estate agents about their conveyancing relationships as well as mystery shopping conveyancers via telephone and, where available, web chat or form, to see how they engage with new prospects. They experience first-hand how they were made to feel, whether they were listened to, if they were made to feel valued and whether they received any written breakdown of costs. Everything is scored within strict parameters to ensure consistency between all firms.

Most importantly, did anyone ask for the business?
