Terms & Conditions

The terms that apply when you place an order with Conveyancer Insights, a brand of Property Searches Direct Limited.

Last updated: 07/11/2026

1. About us

These terms govern the supply of services by Property Searches Direct Limited, company number 15060591, whose registered office is at Waters Edge, Riverside Close, Oundle, Peterborough, PE8 4DN, trading as Conveyancer Insights ("we", "us"). By placing an order you confirm that you have authority to bind the firm on whose behalf you order.

2. Our services

We provide mystery shopping and market intelligence services for conveyancing firms, including:

  • Conveyancing MOT (£395 + VAT): an independent mystery shopper assessment of how your firm handles a new enquiry, scored against our 15-point criteria, including monitoring of the five working days following the quotation.
  • Competitive Conveyancing MOT (£695 + VAT): the full Conveyancing MOT for your firm plus equivalent assessments of two competitor firms you nominate, compiled into a single side-by-side master report for your firm.
  • Conveyancing MOT Retest (£295 + VAT): a follow-up assessment of a previously audited firm, measured against the original report.
  • Fix & Grow (bespoke): tailored consultancy built around your audit findings, priced and scoped individually.

3. Orders and payment

Payment is required in full upon receipt of our invoice, before any mystery shopping enquiry is made. An order is not confirmed, and work will not commence, until payment has cleared.

4. Delivery timescale

We aim to deliver your report within 10 to 14 working days of receipt of payment. This allows for the initial mystery enquiry plus the full five-day post-quotation follow-up monitoring window. Timescales are estimates and may be affected by factors outside our control, such as a firm not responding to enquiries.

5. Cancellation and refunds

You may cancel an order by written notice to insights@conveyancerinsights.co.uk and receive a full refund, provided that no mystery shopping enquiry has yet been made to your firm or, for a Competitive Conveyancing MOT, to any nominated competitor. Once an enquiry has been initiated, the fee is non-refundable because the service has begun.

6. Reports, intellectual property and licence

All auditing frameworks, scoring methodologies, the 15-point criteria, report designs and compiled market data remain the intellectual property of Property Searches Direct Limited. On payment, the ordering firm receives a non-exclusive, non-transferable licence to use its report for internal business improvement purposes only. Reports may not be resold, published or shared outside the ordering firm without our written consent.

For a Competitive Conveyancing MOT, the master report containing the side-by-side comparison is supplied to the paying client firm only. Each competitor firm's individual assessment may be made available for that competitor to claim through our website, verified against the email domain recorded for that firm.

7. Nature of our findings

Our reports record the experience of a prospective consumer making an enquiry on a specific date and scenario. They provide commercial insight and benchmarking, not legal advice, regulatory compliance assessments or guarantees about a firm's conduct. Findings reflect the interaction observed and may not be representative of every client experience.

8. Liability

Nothing in these terms excludes liability for death or personal injury caused by negligence, fraud or any liability that cannot be excluded by law. Subject to that, our total liability arising from an order is limited to the fee paid for that order, and we are not liable for indirect or consequential losses, including loss of profit or business.

9. Website use and accounts

Access to claimed reports and client workspaces requires an account verified against the email domain held for the relevant firm. You are responsible for keeping your sign-in credentials confidential and for activity under your account.

10. Governing law

These terms are governed by the laws of England and Wales, and the courts of England and Wales have exclusive jurisdiction over any dispute.

11. Contact
