1. Who we are

Conveyancer Insights is a brand of Property Searches Direct Limited, company number 15060591, whose registered office is at Waters Edge, Riverside Close, Oundle, Peterborough, PE8 4DN. Property Searches Direct Limited is the data controller for the personal data described in this policy.

2. The data we hold

Depending on how you interact with us, we may hold:

  • Client and billing contacts: your name, law firm name, branch address, work email address, telephone number and order history, used to fulfil orders and manage your account.
  • Law firm public contact data and assessment notes: information published by law firms (such as branch details and quotation channels) together with our mystery shopper observations, including quotation values, response times and follow-up messages.
  • Website visitor data: if you accept analytics cookies, Google Analytics 4 records your visit using a client identifier stored on your device. If you choose essential only, we count anonymous visits without saving any tracking identifier on your device. Staff accounts and known automated traffic are excluded from our analytics.

3. Our lawful bases for processing

We process personal data under the following bases set out in Article 6 of the UK GDPR:

  • Contract (Article 6(1)(b)): to fulfil Conveyancing MOT and Competitive Conveyancing MOT orders, issue invoices, deliver reports and manage client accounts.
  • Legitimate interests (Article 6(1)(f)): to conduct mystery shopper enquiries through publicly available law firm quotation channels (telephone, email and web forms) so that we can benchmark market performance, pricing clarity and client service. Our enquiries are made as prospective consumers and we do not seek personal data about firm staff beyond what is needed to record the enquiry experience.
  • Consent (Article 6(1)(a)): for Google Analytics 4 tracking on this website, which only runs after you accept analytics cookies. You can change your choice at any time using the cookie choices button shown on the site.

4. How we use your data

  • To provide our mystery shopping reports, market intelligence and related services.
  • To verify that a person claiming a report holds an email address on the domain recorded for that firm.
  • To send service communications, such as order confirmations, invoices and report invitations.
  • To understand how visitors use our website so we can improve it, only where analytics consent is given.

We do not sell personal data and we do not use client contact details for third-party marketing.

5. How long we keep data

We retain order, report and assessment data indefinitely. This allows us to provide long-term market intelligence, track trends over time and compare Retest results against earlier audits. You can ask us to delete personal data we hold about you at any time (see your rights below).

6. Who we share data with

We use a small number of service providers to operate the business, including our website and database hosting provider, our email provider and, where you consent, Google Analytics. These providers process data only on our instructions. We do not otherwise share personal data except where required by law.

7. Your rights

Under the UK GDPR you have the right to:

  • request a copy of the personal data we hold about you (subject access),
  • ask us to correct inaccurate data,
  • ask us to erase your data in certain circumstances,
  • ask us to restrict or object to our processing, including processing based on legitimate interests,
  • withdraw consent at any time where processing is based on consent.

To exercise any of these rights, contact us at insights@conveyancerinsights.co.uk. We will respond within one month.

8. Complaints

If you are unhappy with how we handle your data, please contact us first so we can put things right. You also have the right to complain to the Information Commissioner's Office, Wycliffe House, Water Lane, Wilmslow, Cheshire, SK9 5AF, telephone 0303 123 1113, or via ico.org.uk.

9. Changes to this policy

We may update this policy from time to time. The latest version will always be published on this page with its revision date.
